Investment Home Inspections
This type of inspection is normally part of an real estate investment purchase. The inspection is the same methodology as a single family home, but objectives are different from a bottom line perspective. I'll work with the seller or the seller’s Real Estate Agent to schedule property entry. We’ll inform tenants of inspection expectations and ensure areas of importance are accessible. After the conclusion of the inspection, we walk-through each unit & around the property together to review my findings. If you’re unable to attend the inspection we can review my findings via phone, video call, etc… In any case, you’ll receive your inspection report via email the same day as the inspection.
From the roof to the basement, all accessible areas are inspected. I'll also show you where various water, gas and electrical shut-offs are located. Each inspection includes moisture testing, carbon monoxide monitoring & thermal infrared imaging. I also use a drone that allows me to inspect areas that are not safely accessible. Most inspections include a “BuildFax Report”, which lists various permits pulled at this particular property. Armed with the information from the inspection, you'll be able to make an educated buying decision & potentially negotiate price and/or repairs.
