How it works?

Choose Locations for Air Sampling

I collect a control air sample from the outside. This will serve as the basis for determining what comes from the home itself and what is in the ambient air already.

Then I’ll perform an air test sample at least 2 locations within the home, ideally where dampness or mold is suspected or at risk.

Swab Testing

In addition to the air sampling, specific areas of growth can be swab tested and analyzed

Action Plan

By combining the results of mold testing & home inspection findings I’m able to recommend various strategies to prevent/limit moisture issues and related mold and other moisture related growth issues.

This typically includes recommendations for:

  • Improving grading/drainage around the home to ensure ground water is shedding away from the home

  • Evaluation of the roof, roof flashing, roof penetrations and roof drainage systems (gutters, downspouts, etc…)

  • Evaluation of exterior wall cladding (siding, stucco, windows, various flashing, etc…)

  • Thermal infrared imaging evaluation throughout the interior of the home. Thermal imaging can locate potential areas of moisture intrusion that’s not visible to the naked eye. This can be especially important considering the non-invasive nature of home inspections.

  • Moisture testing is performed throughout areas of the lower levels / basement and any other areas of concern.

  • Evaluation of ventilation within the home as well as attic & crawl spaces.
