Minneapolis TISH / Truth-in-Sale of Housing - FAQ’s


What separates you from other TISH inspectors?

There’s a lot of licensed Minneapolis TISH inspectors to choose from, many are great and very competent. I have a vast knowledge of the Minneapolis TISH program that allows me to be efficient with my inspection process. This allows me to complete inspections quickly, communicate my findings to the seller and/or their Real Estate agent & have a quick turnaround time for Minneapolis TISH reports.


How long does the minneapolis tish inspection take?

A Minneapolis TISH inspection usually takes around an hour to complete. Weather permitting, I usually start the inspection outside (exterior of the house) and garage. This takes 10 - 20 minutes. I then move to the interior of the house starting on the upper level and usually finish in the basement.


When can i expect my minneapolis tish report?

The report is delivered to you via email and submitted to the Minneapolis usually just a couple hours after the completion of the inspection.

Is a home energy audit a part of minneapolis’s tish inspection?

Yes, however, it’s a not a full energy audit. We evaluate whether windows are either doubled paned or lack storm windows. Also, evaluate insulation in the attic and within walls. To evaluate wall insulation we’re required to drill a 2” hole in an exterior wall. I work with the homeowner to locate a discreet location (usually within a closet or in a cabinet). A wall plug then covers this hole.


Is there required repairs?

Yes. Minneapolis requires various items to be repaired. Required repairs can be completed by the seller prior to selling the house or the buyer can assume responsibility for the repairs within 30 days of closing. These are generally safety items like missing smoke or CO detectors, electrical issues and venting of fuel burning appliances. Click here to see common repair items


how are repaired items re-inspected?

We schedule a time for me to return to re-evaluate required repaired items. Once repaired items are re-evaluated a “Certificate of Completion” is issued by the City of Minneapolis. Sometimes required repaired items requires mechanical, electrical permits or HVAC safety check. These follow-up inspections are completed by either code compliances inspectors or licensed contractors that are beyond the scope of my re-inspection. In any case, we discuss the steps needed to comply with the Minneapolis Truth-in-Sale of Housing program.


Can i follow you around during the inspection?

Yes. However, it’s important that I focus on the task at hand. During TISH inspection I’m evaluating the property and writing the inspection report. I ask that we discuss my findings and save your questions for after the inspection. Also, I’m always available for questions via phone, text or email after the inspection.


I can’t be at the tish inspection or the house is vacant, is that ok?

Yes. I do many TISH inspection where the homeowner isn’t home or the home is vacant. I just need entry instructions (lock box code or Suprakey, etc…). For payment, sometimes homeowners will leave me a check or I can email an invoice to pay with a card.
