Warranty and 11 month home inspections
You’re living in a brand new home and the 1 year warranty is almost over. Is there any repairs the builders should complete you? The answer is usually yes. This home inspection usually takes 2 - 4 hours to complete. After the conclusion of the inspection, we walk-through & around the property together to review my findings. You receive your inspection report with full descriptions and photos of various issues via email the same day as the inspection. Provide the inspection report to the builder to assist getting various items repaired.
Maintenance home inspections
This is full home inspection, but for someone that already has purchased and is living in the home. This is becoming a more popular inspection due to many buyers over the last year or so that waived the inspection contingency.
What’s inspected?
From the roof to the lower level or basement, all accessible areas are inspected. I'll also show you where various water, gas and electrical shut-offs are located. Each home inspection includes moisture testing, carbon monoxide monitoring & thermal infrared imaging. I also use a drone that allows me to inspect areas that are not safely accessible. Most inspections include a “BuildFax Report”, which lists various permits pulled at this particular property. Armed with the information from the inspection, you'll be able to make an educated buying decision & potentially negotiate price and/or repairs. If a particular area(s), appliance(s) or utilities were not accessible or operable upon initial inspection and a return visit is necessary for these items to be properly evaluated .
If repairs were negotiated (from the initial inspection) and evaluation of those repairs is necessary to determine proper installation and completion.

Almost every home I inspect has some sort of moisture stain. This tool helps identify if those stains are active or from a previous issues.
carbon monoxide monitoring
Are furnaces, boilers or water heaters putting deadly Carbon Monoxide in the house? We don’t want to find out the hard way. This detector is a valuable safety tool.
